Once you have a signed agreement, your agent, lender, attorney and closing team each have responsibilities. Confirm the intended closing date, who will attend, how documents will be delivered and the appropriate point of contact. Tell the team early about travel, an entity or trust, or a signer who may need an alternative arrangement.

Review before you arrive.

Ask for documents in advance and read the transaction details. Buyers should discuss loan terms and changes with their lender. Sellers should confirm the process for mortgage payoffs and any requested ownership records. A final walkthrough addresses property condition; it does not replace the title review.

These are related steps, and they may not all happen at the same moment. Ask when funds are expected to be disbursed, when documents will be recorded and when possession is available under the agreement. Confirm funds instructions through a trusted contact before sending any money.

Does my lender’s title insurance protect me?

A lender’s policy protects the lender’s interest. An owner’s policy protects your ownership interest against covered risks, subject to its terms and exceptions. Ask which policies and charges are included in your quote.
