Confirm the appointment and every signer
Check the date, time, location and expected attendance. Ask which people must sign and whether they should arrive together. Do this especially early if someone is traveling, has limited mobility, needs language assistance or expects to sign for a trust, estate or company.
Do not assume a spouse, business partner or family member can sign for an absent person. Ask the team and appropriate counsel to review the proposed arrangement before documents are prepared. Bring the identification requested
Ask which original identification documents are acceptable and whether more than one is needed. Check expiration dates in advance. Compare your legal name on the identification with the documents the team is preparing, and raise a mismatch while there is time to resolve it.
A photograph of an ID or a name explanation in an email may not satisfy the required process. If identification is lost, expired or issued under a previous name, contact the team now. Avoid sending an ID image to an ordinary inquiry form or an unverified email address simply because someone requests it. Use the approved secure delivery method when one is needed.
Arrange funds before the signing day
Confirm the final amount, accepted payment method, any bank cutoff and when funds must be available. Do not assume a personal check, physical cash, cashier's check or wire is accepted for your transaction. If a cashier's check is requested, obtain the precise payee instructions from the verified closing contact.
For wires, independently verify the instructions using a trusted number established beforehand. An urgent email is not sufficient authorization. Carry the documents you were specifically asked for
Bring the latest disclosure or settlement statement for reference, your written questions and any originals the team expressly requested. Depending on the transaction, the team may need previously reviewed authority documents or evidence of an agreed item. Confirm the exact document rather than bringing a pile of personal financial records.
If something is outstanding, tell the team before the appointment. A closing is not the ideal time to discover that a requested original is in another state. Buyers should also confirm whether their lender has finished reviewing outstanding conditions. Sellers should ask about keys, access devices and any agreed handover materials separately from the documents they sign.

Leave time to read and ask
The CFPB recommends reviewing closing documents in advance and asking about unclear fees or loan terms. Its guidance also recommends checking that agreed property repairs are complete. At signing, point out a discrepancy before signing the affected document. Ask how you will receive final copies, who will confirm the next funding or recording step, and when possession is permitted under the agreement. Do not treat finishing the last signature as permission to change locks or move in without confirmation.
