Balkun Title & Closing supports Newport buyers, sellers and refinancing homeowners with title searches, title insurance and closing coordination through our Warwick office. Start with your address, transaction type and proposed date. If the home is historic or you intend exterior work, mention those plans so the right questions reach the right professionals.

Our President & Founder, Daniel S. Balkun, began his title-and-closing career in 2004 and opened the company in June 2016. Contact our Warwick team at 33 College Hill Road, Building 10, to discuss scope, your assigned contact and signing arrangements. The property and your plans should guide the conversation, rather than a generic closing checklist.

Start with the recorded Newport property

The Newport City Clerk serves as recorder of deeds, and its Property Records office records deeds, mortgages, leases and condominium declarations among other instruments. Give your title team any existing deed, prior policy or recording reference you have, along with the exact property or unit address.

A record search and a policy decision do not answer every question about a building. Tell the team if a parking arrangement, shared access, alteration or intended use is important to your purchase. They can identify the title issue while your attorney and other specialists address matters outside that review.

Check proposed exterior work before relying on it

Newport's Historic Preservation guidance provides a map for checking whether a property is in the local historic district. It explains that exterior alterations there require review and approval, with an exception for certain ordinary maintenance and repair. Ask the city about the property and the specific work you propose.

A newer-looking window, a previous owner's project or a contractor's availability is not the same as confirmation of current approval requirements. If your decision to buy depends on replacing features or adding something outside, have your attorney help you address that dependency before the relevant contract deadlines.

Keep approvals, condition and title distinct

Ask for available permits or approval documents relevant to your concern, and have the appropriate professional explain their scope. A historic approval addresses its own review; it does not replace a building inspection, a survey or the examination of recorded rights. Likewise, title insurance has policy terms, requirements and exceptions, not unlimited protection for future plans.

Our title insurance service page is a starting point for discussing the proposed policy. For a condominium, also raise association documents and rights to shared areas. Keep a short list identifying the question, the professional responsible and the response needed before you move forward.

Title and escrow: keep renovation money separate

When discussing title and escrow services, ask which funds are being handled to complete the property transaction. Closing deposits, charges and lender-required amounts are not a general renovation budget. A mortgage escrow account for ongoing taxes and insurance is another distinct arrangement.

If the parties propose a repair credit, payment or holdback, ask your attorney, lender and closing team whether and how it can be documented for this file. Do not assume the title company will hold money for a future project without an agreed scope. Independently verify any payment instructions through a trusted contact.

Coordinate the appointment and what follows

Share signer availability, lender conditions and any unresolved municipal or property question with the team before the scheduled appointment. Confirm which matters must be resolved, which documents remain outstanding and who is responsible for each. Signing, funding, recording and possession should be discussed as connected steps rather than treated as one guaranteed event.

Keep the issued policy, recorded documents and relevant approval records for later reference. Our Rhode Island closing-process guide explains the general sequence. The actual agreement, property and professional instructions control the steps for your Newport purchase, sale or refinance.

Before you get started

A few good questions.

Clear answers to help you take the next step.

Ask us a question
Does Balkun have a Newport office?

Newport inquiries go through our Warwick office. Confirm the professional assigned to your file and the signing location before arranging a visit.

Does every Newport home need historic-district review?

Check the property's location and proposed work with the city. Newport publishes local historic-district boundaries and guidance; do not assume the same requirements apply to every property.

Does title insurance approve my renovation plans?

No. Discuss policy coverage and exclusions with the appropriate insurance professional, and bring permitting, historic-review and construction questions to the responsible city department and advisers.
